How do you differ from estate agents?
We act solely for you, the purchaser. Unlike estate agents, we are
not paid by the vendors, so we have no vested interest in selling
particular properties. We find out what you want, then we go about
searching for your property as though we were choosing a home for
ourselves.
Although estate agents do a good job marketing the properties on
their books, they have no reason to favour you over all the other buyers who are looking for similar
properties. Since we work exclusively for you, we regularly contact
estate agents to ensure we are the first to find out about
new instructions - often before the details are printed.
Will I save money on my purchase?
Purchasers often find that using a property search agent offers them
an advantage when it comes to negotiating the price. Becoming a
client of Liberty Home Finders ensures
that you will be taken seriously by estate agents and vendors and it
may give you the edge if several buyers are after the same property.
We will also negotiate the purchase price for you if you wish.
What area do you cover?
Liberty Home Finders locates property in Sussex and the areas of Surrey that are outside the M25.
Should I sell my property before I employ your services?
That depends whether you are relying on the sale of your property to fund your purchase. The property market can move very fast, so you need to be in a position to make an offer quickly.
How long will you search on my behalf?
Your registration fee covers Liberty Home Finders' property search services for 6 months. In the unlikely event that you have not found a suitable property within that time, we may negotiate an extended search period.
What price range do you cover?
We can search for all types of property and have no minimum or maximum price bracket, but there is a minimum Success Fee of £3,000 for property purchase and £1,500 for rental.
We are retiring to the area - can you help?
Of course. We are happy to help with all aspects of your retirement to Sussex or Surrey - just contact us with your requirements.
What happens if I decide not to purchase or rent a property after all?
Once we have your instructions, we immediately start the search. The registration fee covers some of our costs and is non-refundable. If you have a temporary hold-up due to unforeseen circumstances, please notify us in writing and we will suspend our search temporarily and start again when you are in a position to proceed.
